Initial Consultation – We’ll start with a friendly discussion to understand your property and investment goals.
Agreement Review – You will then receive our Property Management Agreement, which authorises us to manage the property.
Dedicated Property Manager – We’ll assign you a dedicated property manager who will personally oversee your property and be your direct point of contact.
Seamless Handover – We’ll take care of the entire handover process, working with you or your current provider to ensure a smooth and stress-free transition.
Our fees vary depending on your specific requirements and the details of your property. We offer tailored solutions to ensure you get the best value and service for your investment. Contact our team today for a personalised assessment and quote.
Our casual letting service is charged at a fee equivalent to two weeks’ rent plus GST, in addition to a $200.00 plus GST marketing and advertising fee.
Payments are made according to your selected payment frequency: either monthly or twice-monthly. For monthly payments, the first payment will be deposited into your bank account on the first business day of each calendar month. If you have opted for the twice-monthly payment option, a second payment will be processed on the 16th of each month. In the event that the 16th falls on a weekend or public holiday, the payment will be processed on the next business day.
We strongly recommend consulting with a qualified insurance advisor to ensure your property is covered. Under the New Zealand Residential Tenancies Amendment Act 2019, landlords are required to provide specific insurance information within the tenancy agreement. This includes disclosing whether the property is insured, outlining the excess amount of any relevant policies, and informing tenants that a copy of the insurance policy is available upon request.
It is important to note that tenants are responsible for maintaining contents insurance for their personal belongings throughout the tenancy.
Yes, a bond equivalent to four weeks' rent is required. This bond is held by Tenancy Services for the duration of the tenancy and will be returned to the tenant, subject to all payments being up to date and no damages being incurred beyond normal wear and tear. In accordance with the Residential Tenancies Act, the maximum bond that may be collected is limited to four weeks' rent.
Property inspections are typically conducted quarterly, in line with the terms of your insurance policy, unless otherwise specified. Following each routine inspection, you will receive a detailed report outlining any maintenance issues identified that may require attention. In addition, entry and exit inspections will be carried out between tenancies.
